What is involved in the EPC?

During an EPC, one of our energy assessors will visit your property and carry out a survey to begin the process. This visit is usually very brief, depending on the size of the dwelling in question. They will take measurements to produce a basic floor plan of the property, then take some photographs of the insulation and the heating for evidence, and take notes ready to enter the information into a government-approved software package. Usually, our assessors will pull together the EPC’s very soon after visiting, sending the report back within 48-hours.

What does the EPC look like?

EPCs are straight forward documents that give an energy rating from G to A, with a numeric scale to provide a more precise figure. The scale is relatively self-explanatory, however, if you need help with understanding the scale, we are more than capable of talking through with you what is stated. In simple terms, G in the scale is a very poor rating and A is an excellent rating. In the UK, the average rating across all dwellings is a D (around 60)

In total, the EPC document is 4 pages long, with some basic information about the property included. This breaks down the performance of the walls, windows, heating, roof, and more. It also includes information regarding the heat demand of the property, the properties environmental impact and information on the assessor who has carried out the EPC.

Are any buildings exempt from having to have EPC’s?

You do not have to have an EPC for your building if you can demonstrate your building has any of these:

  • The building is listed or protected and the minimum energy performance requirements would unacceptably alter it.
  • The building is a place of worship or other religious activitites.
  • The building is temporary and to only be used for two years or less.
  • It is an industrial site, workshop or non-residential agricultural building that doesn’t use much energy
  • A detached building with a total floor space below 50 square metres.
  • The building is due to be demolished by the seller or landlord and they have all the relevant planning and conservation consents.
